All Building & Site Improvement Permit Applications must be approved prior to work starting.
 

All building or site modifications including carports, deck additions (if extending onto Limited Common Property), deck coverings/enclosures and permanent siding must be approved by the BVTA Board of Directors, City of Bella Vista, and the Bella Vista Architectural Control Committee. Any improvement that constitutes a change in the landscaping is to be replaced and corrected at the expense of the homeowner and/or contractor. Area’s underneath deck additions or extensions require weed barrier, edging and matching landscape rock.

 

All modifications and/or new construction require adequate engineering drawings, plans, and specifications to include the following:

      ·   Dimensions, elevations, side, end, isometric, structure, posts, color, material, etc.
 
      ·   All approved construction will be based on the drawings and specifications provided. No changes             can be made once approved.

      ·   Applicants must include gutters and/or splash guards on carport additions or deck enclosures to               keep water from draining onto sidewalks, other townhouse decks, or Limited Common Property.

      ·  The Neighbors Notice of Improvement form is required from all attached townhome owners.                    Obtaining these signatures is the responsibility of the homeowner requesting the permit.
 
      ·   Permit Applications must be submitted a minimum of 10 days prior to the monthly Board                      meeting. Board meetings are held on the third Wednesday of each month, excluding December. In        December, the Board meeting is held on the second Wednesday of the month.
 
      ·   The ACC and/or City will approve and issue a permit(s) after receiving the signed application from        the BVTA General Manager and Board of Directors.
 
      ·   If your attached neighbor is not available to sign the Neighbors Notice of Improvement form or               objects to the modification(s), you can make a note on the form and continue with submission. The        Board of Directors has the authority to approve the request if the objection seems unreasonable.
 
      ·   The License Agreement (if applicable) must have signature(s) notarized and needs to be filed with            the Benton County Clerk’s Office (owner cost) after Board approved.
 
      ·   The BVTA Management team will monitor the project to ensure compliance.
 
      ·   Permits expire 6 months from the date of issuance.
